This almost 20k sq ft lot, with four proposed duplexes and plans, was previously listed with a commercial broker. It did not sell, and fell out of contract. A few months later, one of my builder clients was looking for more new development opportunities outside of Denver. A duplex redevelopment in Wheat Ridge was ideal, so I went hunting.
With a bit of digging, I found the original seller and connected with him to learn more about the opportunity. The updated information did not fit my client’s needs, so we prepared to put an updated listing on the market.
Before we could finalize the listing, another client, Seibel Construction showed strong interest and we went under contract.
Maneuvering through several municipality code changes, we are in the process of improving the plans, anticipate closing in mid-August, and start construction shortly after.
Once we are breaking ground with new plans, I will post updated details for this duplex redevelopment in Wheat Ridge.
